LSI Title & Closing Solutions

Home Equity Loan Policy (HELP)
Provides immediate response of the following information allowing for risk-free, same day home equity closings:

  • Property Vesting Information
  • Legal Description
  • Property APN & Tax Information
  • Title Certificate is issued under a master home equity loan policy and delivered documents are presented for recording
  • Web-based access via eLenderSolutions.com and direct electronic integrations are available
  • Offered as a stand alone product or bundled with other LSI products & services

Closing Stream
Closing Stream has been developed by LSI as the first viable web-based closing solution for the lending industry:

  • Streamlines standard closing process into 10 easy steps
  • Scheduling of closing occurs at time of application
  • Eliminates the need for a third party for the closing event – allows lender/broker to attend and manage a more consistent closing process
  • Document changes can occur at the closing table to reduce document execution errors
  • Closing event can be recorded and archived for future review and quality assurance purposes

LSI Valuation Solutions

FNMA 2055 Exterior Appraisal

  • Most comprehensive drive-by inspection product
  • Provides less information than URAR
  • Performed by licensed appraiser
  • Used for lower-risk first mortgage or high-risk home equity transactions

FNMA 1004 Single Family Appraisal – URAR

  • Traditional product with the most complete information
  • Performed by a licensed appraiser
  • Includes interior inspection of the property
  • Most popular appraisal product – used by wholesale and correspondent markets and much of the retail market

Quick Collateral Evaluation (QCE)

  • Independent desktop valuation, which utilizes input from multiple AVM providers as well as available raw data
  • Correlation between AVM conclusions and raw data points are reviewed on-line by a qualified real estate analyst
  • Multiple data points reduce risk of errors associated with single AVM data conclusions
  • When available data does not permit a value conclusion, the QCE is electronically upgraded to a drive-by or interior property inspection, depending on client credit risk policy
  • The QCE is not an appraisal and does not include either (a) physical inspection of the exterior or interior of subject property, or (b) photographs of the interior or exterior of subject property

Desktop Property Evaluation (DPE)

  • Independent desktop valuation based upon a direct sales comparison approach
  • The local field agent value conclusion is supported by three (3) nearby comparable properties that have recently sold and public record information

Field Asset Verification (FAV)

  • A drive-by property evaluation of residential real estate, performed by a licensed real estate agent or appraiser
  • The FAV combines the field agent’s drive-by opinion of value with a supporting nearby comparable sale and other available public information about subject property
  • The FAV is not an appraisal and does not include either (a) a physical inspection of the interior of subject property, or (b) photographs of the interior or exterior of subject property

Property Evaluation Report (PER)

  • A property evaluation of residential real estate performed by a licensed real estate agent or appraiser
  • The PER is based upon a direct sales comparison approach
  • The field agent value conclusion is supported by three nearby comparable properties that have recently sold and public record information
  • The PER comes as an interior (PERi) or exterior report, with or without photos
  • The PER is not an appraisal

LSI Flood Services

Basic Flood Certificate
A one-time, guaranteed flood certification provides all required FEMA flood map, flood hazard status and community participation status information, including the FEMA mandated borrower notification letter.

Life-of-Loan Certificate
Guaranteed certification at origination and monitoring for FEMA flood map revisions and community participation status changes for the term of the loan. Life-of-Loan certifications are transferable and help to ensure compliance with federal regulations and secondary market guidelines.

Census Tract Data
Ensures compliance with the Home Mortgage Disclosure Act (HMDA). LSI provides the four required elements: Census Tract, Metropolitan Statistical Area, County Code and State Code. HMDA can be ordered with the flood zone certification or independently in batch format.
